On behalf of each owner, the real estate agent ensures the optimization of the occupation of the property by looking for tenants in accordance with the standing of the property, directly or through a network of partner agents (agents travel companies, tour operators, real estate agents, etc.), and by promoting the villa or apartment through various publications (real estate newspapers, lifestyle press, specialized websites, etc.).


He is also in charge of relations with tenants (drafting of contracts, reception, receipt of rents) and can offer them value-added services (concierge, house staff, private chefs, sports coach, etc.)

THE REGULATORY ASPECT

The real estate agent specializing in seasonal rentals practicing in Saint-Barthélemy holds a professional card issued by the Prefecture of Saint-Barthélemy and Saint-Martin or by the Chamber of Commerce and Territorial Industry for cards issued more recently.
This card bears the words “Transactions on real estate and goodwill” and “Property management”.

To obtain the professional card, he must provide proof of professional aptitude (diploma or experience in an agency), the equivalences of which are fixed by ministerial order.

The real estate agent must also have a financial guarantee ensuring the funds held (or handled) on behalf of third parties (tenant / lessor). The guaranteed amounts depend on the actual level of activity (at least 110,000 euros per activity carried out except for the first two years of exercise when it is set at a minimum of 30,000 €), which is also periodically checked by the organisation. However, obtaining a financial guarantee is no longer compulsory for real estate agents who undertake on their honor not to hold funds and therefore not to receive sums of money from their clients in apart from their remuneration or commission. The professional card will then bear the indication "undertook not to collect funds"

Finally, he must benefit from Professional Civil Liability (RCP) insurance against the financial consequences for which he could be held responsible.

This information must be displayed in the agency.

The fees are set freely by the two parties at the time of signing the mandate.
